326 residences. Five buildings. A fully integrated approach designed to accelerate delivery and control cost.
Symmetry is proud to serve as General Contractor for Dry Creek Apartments, a 360,000-square-foot modular redevelopment in Centennial — and the largest modular project ever built in the state of Colorado.
This five-building, four-story community will convert a former office campus into 326 attainable rental residences, delivering much-needed housing just south of Denver. Developed by Consolidated Investment Group and designed by Lowney Architecture, the project is intentionally built around repeatability, efficiency, and long-term performance — a model designed to scale nationwide.
Partnering with RISE Modular, the team will fabricate, transport, and set 396 precision-built modules. By combining modular construction with precast foundations and elevated decks, Dry Creek achieves a higher level of coordination and quality control than traditional site-built projects.
Why modular at this scale matters:
Accelerated delivery through simultaneous off-site fabrication and on-site preparation
Enhanced quality control with factory-based inspections and controlled conditions
Greater cost predictability through repeatable layouts and supply chain efficiencies
Reduced neighborhood disruption with shorter on-site construction timelines
Durable, long-term performance critical for attainable housing communities
With phased delivery through Summer 2027, residents will begin moving in as each building comes online — demonstrating how large-scale modular construction can reliably and efficiently meet today’s housing demand.
Dry Creek Apartments isn’t just a project. It’s a proof of concept for scalable, high-quality housing in Colorado and beyond.
